How many properties should we visit?

Our secret is to carefully prepare your search. We carefully define your needs and perform a pre-selection of properties before visiting. This allows us to fine-tune the criteria to make sure the properties you visit can all suit your needs. We then organize the visit of 6 to 8 properties that match your criteria. Our experience shows that it is generally enough for our clients to find their “dream home”.

Do I have to pay real estate agency fees when renting a flat?

Do you receive a commission from the real estate agent/the landlord when finding us a property?

When you hire us as a relocation agent to search a house or a flat for you, we do not receive any commission from anyone. Our remuneration is made up only of fees paid by your company or yourself based on the package you have chosen.

This will guarantee that your search is always 100% dedicated to your interest and that we review all potential properties available on the market. Plus, this allows us to negotiate your rent. We have no incentive (like agents) to convince you to an inflated price to get a bigger commission.

Do we need to take quickly a decision when we have found a property that we like?

It really depends on the type of property, and also on its price compared to the market price for a similar property. It is quite obvious that an exceptional property, or a property below market price will not stay very long on the market.

However, you should consider that for most properties above 500,000 pesos, and for all above 1 million pesos (4 times the minimum wage), the number of potential tenants is considerably lower than on cheaper properties. The real estate agent or ourselves will be able to give you inform whether you need to act quick (the property is below market price and other people are interested), or if you have time/leverage to negotiate the price.
